Our Transaction Services
This service is designed to ensure your listing is fully organized, compliant, and market-ready before it goes live. From documentation and MLS setup to marketing preparation and seller coordination, every detail is handled to create a smooth and efficient listing launch!
This service includes:
Preparation of initial listing disclosures and required documentation
Sending a professional introductory email to the seller outlining next steps
Requesting HOA documents and community information upfront to avoid delays and providing the option to have Title order documents
Collecting utility provider details and key property information in advance
Creating a marketing flyer and/or social media promotional content
Pulling prior MLS history, Realist tax records, and Assessor data for accuracy
Entry of the listing into the MLS (one MLS submission included; additional entries available for an added fee)
Coordinating directly with the seller to confirm showing instructions and setting up ShowingTime
Uploading all initial listing paperwork into your compliance platform for proper recordkeeping
Drafting amendments to the listing agreement as needed throughout the process
Making MLS updates and adjustments as necessary to maintain accuracy and compliance

Opening and organizing the transaction file within your compliance platform
Sending an introductory email to all parties involved to establish clear communication
Initiating the title order and coordinating with the title company
Confirming receipt of earnest money
Monitoring contract timelines and proactively tracking all critical deadlines
Tracking the appraisal and verifying conditions and value are met
Requesting regular updates from the lender throughout the financing process
Collecting transaction-related documents, invoices, and receipts as needed
Drafting contract amendments upon request
Uploading and maintaining all paperwork in the compliance system for accurate recordkeeping
Following up with clients and parties to ensure signatures are completed promptly
Sending reminders for utility transfers and address change preparation prior to closing
Submitting commission requests and required brokerage documentation
Obtaining the Final Settlement Statement for review
Scheduling the closing appointment and sending a Google Calendar invite for all relevant parties

Offer Drafting & Assembly - $50
Drafting and assembling purchase offer documents and applicable addenda based on provided terms and timeline.
Appointment & Vendor Scheduling - $50
Coordination and scheduling of key transaction or listing-related appointments, including photography, staging consultations, inspections, appraisals, and vendor access. This includes communication with the client and service providers, confirmation of appointment details, and calendar support to ensure a smooth and efficient process.
